Are the hinges on my sliding door serviceable?
Sliding doors do not use hinges, but French and swinging patio doors do, and they are heavy. Those hinges take a lot of load and are worth checking if the door has started dragging.
Do heavy doors need special hinges?
Yes. Solid core, exterior and commercial doors, and any door with a closer on it, should be on ball bearing hinges. Plain butt hinges on a heavy door wear out fast and take the jamb with them.
My door swings open by itself. Can that be fixed?
Yes. That means the hinge line is out of plumb, so the door is rolling downhill. Re-hanging it plumb fixes it, and in Fairfield it often turns up in houses where the frame has moved.
How do I know which hinge is the problem?
Look at the gap between the door and the frame down the latch side. If it is tight at the top and wide at the bottom, the top hinge has pulled. That is the one carrying the most load and it fails first.
Can hinges be repaired or do they have to be replaced?
