A door frame does structural work. It carries the weight of the door, holds the lock against force, and keeps the weather out at the threshold. When any of those three jobs fails, everything attached to the frame starts failing too.

We repair frames rather than tearing out the whole opening whenever the damage allows it. Splicing in new jamb material, rebuilding a threshold or resetting a frame to plumb usually costs a fraction of a full replacement and leaves the trim and siding alone.

Rot, impact damage and structural movement each need a different repair. Cutting out a rotted bottom and splicing in treated material is nothing like re-plumbing a frame that has racked, and doing the wrong one wastes the money.

How we work

  1. Find out what moved and whyWe check plumb, level and square across the opening and look for the cause, because a frame that is out of square because the foundation moved will go out of square again.
  2. Probe for the real extent of the rotDamaged wood is almost always larger than what shows. We find sound material before deciding on a repair.

Door Frame Repair FAQs

Can a rotted door frame be repaired, or do I need a whole new door?

In most cases the frame can be repaired and the door reused. We cut out the decayed section back to sound wood and splice in new material. Replacing the whole unit only makes sense when the rot has reached the framing behind the jamb.

Why does my door bind at just one corner?

The frame is out of square. In your area that is usually the house moving, and the corner that binds tells us which direction it moved. Planing the door to fit hides it for a season but does not fix it.

Someone kicked in my door. Can the frame be saved?

Usually yes, and it can be made stronger than it was. Most kick-ins split the jamb at the strike because the original screws only went into thin jamb material. We rebuild the split and reinforce it into the structural framing behind.

How do I know if the damage is rot or termites?

Rot is soft and spongy and follows water paths from the bottom up. Insect damage leaves galleries and frass. Either way the moisture problem that let it start needs fixing, or the repair will not last in your County.

Will fixing the frame fix my lock problems?

Very often, yes. If the deadbolt has been hard to throw, the strike side of the frame is usually the reason. Correcting the frame lines the bolt up with the strike again.

How long does a door frame repair take?

A straightforward jamb splice or strike rebuild in your area is a few hours. A full frame replacement with new threshold and flashing is most of a day. Structural movement that has to be addressed first can add to that.
