How we work

  1. Identify the systemSlider, hinged French, sliding French or multi-panel. Each has different hardware and different failure points.
  2. Check the opening for squarePatio doors are wide, and a small amount of frame movement shows up as a large amount of binding.
  3. Pull the panel where neededGetting the panel out is the only way to properly assess rollers, the bottom rail and the track.
  4. Rebuild the moving partsRollers, hinges, latches and seals replaced with hardware matched to the door.
  5. Reset alignment and sealThe panel goes back plumb, latches under its own weight and seals along the full perimeter.
  6. Check the drainageWeep holes cleared and tested so the sill sheds water instead of holding it.

Is it cheaper to repair or replace a patio door?

Repair, in most cases, and by a wide margin. A full patio door replacement in your area runs into the thousands once you include the opening work and finishing. If the frame and glass are sound, rebuilding the rollers, seals and hardware costs a fraction of that.

My patio door leaks water inside when it rains hard. Why?

Usually blocked weep holes in the sill. The track is designed to collect water and drain it outside, and once those drains clog the water rises to the interior lip and comes in. It is a cheap fix that prevents expensive floor damage.

Can you fix a foggy patio door glass panel?

The seal on the insulated unit has failed and the glass itself needs replacing, but the frame and the rest of the door do not. We replace the glass unit in place.

How do I make my patio door more secure?

A foot bolt or auxiliary lock at the bottom of the panel and anti-lift hardware in the head channel. The factory latch on most patio doors is not much, and in your area it is one of the most common weak points on a house.

Do you work on French patio doors as well as sliders?

Yes. Hinged French pairs have a different set of problems, mostly hinge sag, astragal binding and multipoint lock failures, but they are just as repairable.

Why is there a draft down the middle of my patio door?

The interlock weatherstrip where the panels overlap has compressed or gone brittle. That seal does most of the work on the middle of the door and it is replaceable without touching the glass.
